I stumbled upon the "inspiration" photo above of this dark and moody Powder Room on Instagram the other day. As it happens, I have a client who is about to embark on a powder room makeover. I pitched the black and gold design, which features a very cool black crocodile wallpaper, and she was hooked - as long as we could keep it within budget. Sooooo...I found a similar wallpaper for 83 cents a sq.ft., a faux marble countertop sink, and these "Raindrop" wall sconces that I love and had been coveting for quite a while now. I'm a big fan of creating an expensive look with affordable fixtures, and Amazon is a great resource for just that!

HANDS ON STAGING: For occupied properties, $200.00 base and $100.00/hr with a 3 hour minimum for hands on staging. We do the staging for you, using as much of the homeowners belongings as possible. Added accessories, art work, furniture, window treatments, and lamps may be recommended as needed for a fresh, updated look. Rental of added decor priced separately.
STAGING A VACANT PROPERTY: (Free Preview & Quote) Our installation fee for 4-5 rooms plus baths is $1,200. The rooms most significant to buyers are staged with attractive furnishings, window treatments and accessories that compliment the home. In addition, a monthly lease fee that ranges from $700 to $1,300 (depending on the amount of furniture) is applied to each 30-day period.
